1. Our role

Nirvana BnB is an online marketplace operated by Nirvana Tourism BnB. Hosts list their own properties and are responsible for them. The stay contract is between the guest and the host; we provide the platform, collect the payment and support both sides.

2. Accounts

You must be 18 or older. Sign in with your own mobile number or Google account and keep your details accurate. You are responsible for activity on your account.

3. Bookings and payment

A booking is confirmed only when the full amount shown at checkout has been paid. The price includes the stay, any cleaning fee, our service fee, GST and, where the host asks for one, a refundable security deposit.

With Instant Book the stay is confirmed as soon as you pay. With Request to Book you are charged only after the host accepts.

4. Guest responsibilities

Every adult guest must carry a valid government photo ID. Follow the house rules shown on the listing, respect the guest limit, and leave the property as you found it. Damage beyond normal use may be recovered from the security deposit.

5. Host responsibilities

Hosts must have the right to let the property, describe it accurately, keep the calendar up to date, honour confirmed bookings and follow local laws, including guest-register and tax rules.

Listing is free. We deduct a 10% commission plus GST, and taxes we are required to deduct or collect by law, from each payout.

6. Cancellations

Cancellations and refunds follow the cancellation policy shown at checkout and on the Cancellation & refunds page.

7. Limits

We verify hosts and listings but do not own or inspect every property. To the extent the law allows, our liability for any booking is limited to the amount you paid us for it.

8. Law and disputes

These terms are governed by the laws of India. Courts at Nagpur, Maharashtra have jurisdiction.
